Scope of work

What the practice is engaged to do

ATIF NAZAR (Pvt.) Ltd. has practised since 1981 and is rarely appointed for one discipline alone. At the Pir Abdul Qadir Shah Jeelani Institute of Medical Sciences at Gambat the work ran from the master plan of a 37-acre site through structural, MEP and road engineering to project management on site. At the ASF Academy in Karachi it ran from the master plan of 70 acres to supervision of 464,746 sq ft of construction. Disciplines can also be taken singly.

The disciplines, and where the evidence sits

Each discipline below is set against the published projects whose scope names it, so any claim here can be checked against the record.

01

Master planning

Site organisation settled before any building is drawn — land use, levels, circulation, phasing and the position of every block on the plot. The master plans on record run from an 8.47-acre law campus at Korangi in Karachi to the 203.77-acre King Edward Medical University campus at Muridke.

Scope

  • Land use and zoning strategy
  • Site analysis: levels, constraints, access
  • Block placement and circulation
  • Phasing and provision for expansion
  • Regulatory approvals and permits
  • Coordination with client and agency stakeholders

02

Architecture

Concept through to construction drawings for institutional buildings — teaching hospitals, medical colleges, hostels, academies and mosques. At Muridke the elevations take their language from the historic Patiala Block in Lahore. At Gambat the brief ran to a trauma centre, a burns centre, a nuclear medicine and cancer care centre and four transplant units inside one complex.

Scope

  • Concept and schematic design
  • Detailed architectural drawings
  • Space planning against clinical and academic briefs
  • Building code, zoning and regulatory compliance
  • 3D models, renderings and walkthroughs
  • Feasibility studies on site, budget and brief

03

Structural engineering

Frame, foundation and load path for hospital and campus buildings, including seismic design and the assessment of standing structures before they are extended. The structural work on record includes the 500-bed PNS Hafeez Hospital in Islamabad, 675,000 sq ft of covered area, and the expansion of PNS Shifa across a 60-acre hospital site that stays in service throughout the works.

Scope

  • Design of beams, columns, slabs and foundations
  • Structural analysis and load-bearing capacity
  • Reinforcement design and specification
  • Seismic design
  • Retrofit and strengthening of existing structures
  • Structural inspection and condition assessment

04

MEP engineering

Mechanical, electrical and plumbing design for buildings carrying clinical and residential loads at once — operating theatres, diagnostics, wards, laboratories, hostels and staff housing. The MEP work on record include 675,000 sq ft at PNS Hafeez, 464,746 sq ft at the ASF Academy and the tertiary care hospital on the King Edward Medical University campus.

Scope

  • HVAC and mechanical systems design
  • Electrical distribution and standby supply
  • Plumbing, drainage and wastewater
  • Energy efficiency measures
  • Integration of MEP with architecture and structure
  • Code compliance and performance testing

05

Infrastructure and road engineering

The services beneath a campus: water supply, wastewater, storm water, utility networks and internal roads, sized for the whole site rather than a single building. At the ASF Academy that meant servicing 70 acres beside Jinnah International Airport, where every facility sits inside one boundary wall.

Scope

  • Infrastructure planning for the whole site
  • Water, wastewater and storm water systems
  • Utility networks and services routing
  • Internal roads and site access
  • Condition assessment and upgrade of existing infrastructure
  • Environmental and safety code compliance

06

Project management

Programme, cost, procurement and site oversight held on the client's behalf from planning to handover. The project management work on record is all healthcare: the Pir Abdul Qadir Shah Jeelani Institute of Medical Sciences at Gambat, the PNS Shifa expansion in Karachi and PNS Hafeez in Islamabad.

Scope

  • Project plans, programmes and budgets
  • Cost estimating and expenditure control
  • Risk identification and mitigation
  • Contract administration with contractors and suppliers
  • Quality assurance against specification
  • Construction supervision and site safety

07

Construction supervision and quality assurance

Supervision of the works against the drawings and the specification, with the inspection regime agreed before construction starts. Named as a separate line of work at the SZABUL Korangi campus, 170,190 sq ft, and in the upgradation of the ASF Academy, 464,746 sq ft — on both, the practice supervised the buildings it had designed.

Scope

  • Supervision of construction against drawings
  • Verification that work meets the specification
  • Inspection and testing regimes
  • Workmanship and materials quality standards
  • Site safety compliance
  • Progress reporting to the client

08

Highways and bridge engineering

Alignment and geometric design, grade separation, bridge structures and load analysis, traffic studies, geotechnical investigation and supervision of road works. Seven schemes for Karachi's public bodies sit behind this discipline — one open to traffic, one under construction on the record, and five prepared as design and feasibility commissions.

Scope

  • Highway, intersection and roadway design
  • Grade separation — underpasses and flyovers
  • Bridge design, load analysis and materials
  • Traffic engineering and flow analysis
  • Geotechnical and foundation investigation
  • Construction supervision of roads and bridges

Evidence

Published projects

Status differs by scheme and is stated on each project sheet: the Munawar Chowrangi underpass is open to traffic, the Moach Goth to Hawkes Bay link road is under construction on the record, and the remainder were prepared as design and feasibility commissions. Read each sheet for which is which.

09

Dredging and marine works

Dredging, coastal protection and waterfront engineering — capital and maintenance dredging, hydrographic survey, reclamation and shoreline works. The practice's coastal work on record is the sea wall and road from Dolmen Mall to China Port for the Karachi Port Trust, which took in a bathymetric survey of the seabed along the alignment and the design of the wall, the road and the public realm behind it.

Scope

  • Capital and maintenance dredging
  • Bathymetric and hydrographic survey
  • Coastal protection and sea walls
  • Reclamation and shoreline stabilisation
  • Sediment and siltation assessment
  • Marine geotechnical investigation
